For Sellers

From start to SOLD — listed beautifully, marketed strategically.

Selling your home doesn't have to be stressful — it can be the glorious start of a new chapter. With a modern marketing approach and a streamlined system for paperwork, we take the stress out of sold.

Why a Team

Your largest asset deserves more than one perspective.

When it comes time to take your largest asset to market, it's vital to have a variety of perspectives building the marketing plan. As a team, we build a plan just for your home and every listing is vetted — ensuring no holes in our strategy.

We personalize the marketing approach but systemize the paperwork, so you always know exactly what's coming next.

The Process

A strategic, beautifully marketed sale.

01

Listing Consultation

This is where we make a plan together. I'll ask about your goals, timeline, and concerns — and bring an overview of our marketing campaign, social strategy, and a comparative market analysis showing what is (and isn't) selling in your area. Come prepared with what you hope to net, your ideal moving timeline, and any concerns you want to talk through.

  • Comparative market analysis tailored to your home
  • Custom marketing plan & social strategy walkthrough
  • Clarify your goals, timeline, and net target

02

Setting the Right Price

You know what happens when you overprice your house? Nothing. No showings. No offers. Pricing is a science and the single most important strategy you'll use when going to market. We'll align your goals with current market conditions and price for momentum — not regret.

  • Data-backed pricing aligned with buyer demand
  • Strategy built around your net goals
  • Positioned for first-week momentum

03

Prepping the Home

Cleaning and prepping your home to sell can increase its value by 3–5%. We'll work room-by-room — clear counters, remove personal accessories, declutter family rooms, swap bright bedding and towels for neutrals, tidy closets (remove ~30% of items), and refresh the front entry. Just before photos, a professional cleaning crew comes in for a deep clean — it signals the home has been well cared for.

  • Room-by-room declutter & staging checklist
  • Neutralize bedding, towels, and personal items
  • Professional deep clean before photo day

04

Professional Photos & Video

You never get a second chance to make a first impression. Homes listed with professional photography sell 32% faster, deliver an average ROI of 826%, and 68% of buyers say great photos are what made them want to visit. Photo day is an all-day event — we'll stage, shoot stills, and capture an immersive video tour that powers everything from your home website to social ads.

  • Full-day photo & cinematic video shoot
  • Listed with pro photography → sells 32% faster
  • Assets used across web, social, and print

05

Three-Step Marketing

An immersive marketing strategy puts your home in front of the right buyers, multiple times, across multiple mediums. We layer mailers, social, and a launch open house — so by the time a buyer walks through the door, they're already invested.

  • MAILERS — direct postcards to surrounding neighborhoods
  • SOCIAL — reels, Facebook ads, and your home's exclusive website
  • OPEN HOUSE — launch weekend that converts attention into offers

06

The 7-11-4 Rule

Studies show buyers need 7 hours of engagement, across 11 touchpoints, on at least 4 different platforms before they're ready to make an offer. Buying a home is one of the biggest decisions a person makes — our job is to make it easy for them to spend those 7 hours falling in love with YOUR home.

  • 7 hours of buyer engagement
  • 11 touchpoints (emails, reels, ads, signs, open house, website)
  • 4+ platforms — meeting buyers where they already are

07

Going to Market

Homes perform best when they go to market on Thursday — so all cleaning and photos are timed 2–3 weeks ahead. Your listing publishes to the MLS and syndicates to Zillow, Realtor.com, and the major portals. We claim every listing to track real performance — not vanity metrics.

  • Coming Soon → Open House launch sequence
  • MLS + syndication to all major portals
  • Custom website built just for your listing

08

Open House & Offer Review

Open houses give your home renewed attention online and let buyers experience it in person. When offers come in, we get together to review them side-by-side — comparing price, terms, financing, and timing — so you can confidently accept, counter, or wait.

  • Launch-weekend open house (Fri/Sat/Sun)
  • Side-by-side offer comparison
  • Strategy for multiple-offer scenarios

09

Contingency Period

A contingency is a condition that has to be met for the deal to keep moving. The four most common: a 10-day inspection contingency, the buyer's financing, the appraisal, and (sometimes) a home-sale contingency tied to their current home. We'll guide you through every date and deadline.

  • Inspection contingency (10 days)
  • Financing & appraisal contingencies
  • Home-sale contingency, if applicable

10

Closing Day

The big day! You'll sign a stack of paperwork — most of it dull, all of it important, and all of it pre-reviewed. The deal closes once the deed records at the county and funding follows. Once it records, we release the keys to the new homeowners and you're officially SOLD.

  • Sign closing documents (in office or remote notary)
  • Deed records at the county
  • Funding releases → keys handed to new owners
